Coldwell Banker Orange County Exceeds Expectations

The results are in. The first three quarters of 2009 for Corona del Mar, Dana Point, Laguna Beach, Newport Beach, Newport Coast and San Clemente, have clearly shown that our Coldwell Banker NRT offices exceeded expectations in closed volume as noted in this graph. Market share can be quantified in many ways, but total volume cannot be adjusted. Despite their claims, neither First Team, Prudential, Surterre nor Star can meet the pure sales dollar volume that Coldwell Banker has established.

The fact remains that Coldwell Banker’s combined sales effort is more effective than the local boutiques in selling high end coastal properties. Our saturation marketing is far superior in View magazine than any other form of advertising allowing many more consumers to visit our Web sites and inquire about our properties therefore resulting in closed transactions.

Consumer Confidence Key for Real Estate Market

It may be too early to suggest that the housing market is in recovery, but here in Orange County we continue to see positive signs pointing to an upswing for our local real estate market. For example, a recent Data Quick report states that Orange County experienced “a .2 percent year-over-year increase in its resale house median last month and was also the first for any month since August 2007”1.

Consumers are regaining confidence in the market as investors and first time home buyers are buying property at such a rate that inventory in the first three quarters of 2009 has dropped 42 percent year-over-year. Also, since April 2009 Orange County’s closed inventory has outpaced new listings for 6 months for the first time in two years and the remaining unsold inventory is at an all-time low.

Other positive signs for real estate are the low interest rates on many mortgage products2, the good news coming out of Wall Street3. We also believe that the stories of REO inventory coming will not satisfy the demand and that consumers will buy these properties up quickly.

Now may be the best time to buy as home prices and mortgage rates are still low. And, while the market will not be back to record levels soon, we are hopeful for a positive conclusion to 2009 and that 2010 will be a continuation of the good news that has come out in recent weeks. Desert Community Homes See Increase in Sales

Summer vacations have wrapped up and we are welcoming the transition into the fall season. It’s also the time to plan how you will spend your winter holiday.

Support American Cancer Society’s “Relay for Life” this Weekend

This column is usually dedicated to updating you about our passion: real estate. Today, we want to share with you another passion of ours … being involved with our communities and residents.

This weekend, an amazing event will take place in Lake Forest and thousands of communities throughout the world. The American Cancer Society’s “Relay For Life” represents the hope that those lost to cancer will never be forgotten, that those who face cancer will be supported and that one day cancer will be eliminated. “Relay For Life” is the American Cancer Society’s signature activity and is a 24-hour event in which teams are organized to take turns walking a track to raise much needed funds to fight cancer and raise awareness of cancer prevention and treatment.

The event brings together more than 3.5 million people and has raised over 2 billion dollars since first held in 1985. The event begins with a “Survivor’s Lap” in which cancer survivors take a victory lap around the track.

In 2004, I had been diagnosed with lung cancer, underwent chemo therapy and had one lung removed. During my hospital stay, I received a phone call from a friend and fellow REALTOR® telling me about the “Relay For Life,” to be held the following day. I was being released that day and told my friend I would love to stop by on my way home to walk my victory lap. My wife was not sure about this, but relented and drove us to the event. With some help, I got to the track and walked that lap. It is, to this day, one of the most memorable events of my life. The outpouring of support from the people that attend is overwhelming.

We all are affected by this disease in one way or another, whether it’s a friend, relative or ourselves, this disease has no boundaries. This year, millions more will be touched by cancer and it seems no one is exempt.

On behalf of all of us at Coldwell Banker, we want to thank all of the volunteers who freely give “personal time,” a very precious gift, to support this cause!
